LISTING AGENT Bill Thom, Re/Max Realtron Realty Inc.

The Action: About 30 buyers arranged a showing for this detached, two-storey house, which is located within steps of public transit, a park and York Mills Shopping Centre. One of multiple offers came in with $57,000 tagged onto the list price.

What They Got: In the past six years, this less than 40-year-old house was completely overhauled with a new roof, wrought-iron double entry doors, and flagstone walkway and patio, as well as four remodelled bathrooms and a modern eat-in kitchen with ceramic backsplashes, valance lighting and stainless steel appliances.

Refinished hardwood floors and moulded ceilings are featured in the den, living room and dining room, which also has a rear balcony.

The master suite is the largest of four bedrooms upstairs with a walk-in closet and a four-piece bathroom.

The basement has a fifth bedroom, a games room with a wet bar and a fireside recreation room filled with sunlight through large windows and double glass doors to the backyard.

Convenient amenities include a main floor laundry room and a double garage.

The Agent’s Take: “It’s very livable and updated with granite counters, updated bathrooms and a finished walkout basement,” agent Bill Thom says. “And because the basement is completely exposed, it doesn’t feel like it’s a basement.”

Buyers also overlooked the property’s location on a main street given its proximity to amenities. “It’s one short ride to the subway and the schools are very good, like St. Andrews Public School and York Mills Collegiate,” Mr. Thom says.
