The Action: On a residential street near Summerhill subway station, this brick townhouse collected multiple offers after no less than 40 groups came through each day of a public open house.
What They Got: This three-storey property contains roughly 2,500 square feet of living space with cedar decks off three levels and a rooftop terrace, as well as direct access to the garage and heated driveway from the lower-level recreation room.
Since 2008, the seller spent more than $140,000 to update the mechanics and remodel all four bathrooms and several living spaces with upscale marble, glass tile and granite finishes.
More than half the budget was spent renovating the eat-in kitchen, which is on the same level as a living room with a wood-burning fireplace and a deck, and a central dining area that is open to a skylight three floors above.

The Agent’s Take: Not many properties have as many rare assets as this one, such as four outdoor spaces, nine-foot ceilings in the basement and a unique architectural design.
“When you walked in, all [of a] sudden you see this sunlight in the middle of the house and you go to look and you can see all the way up to the third floor,” says agent Dina Maglietta, who has sold nine properties on this street. “This is the only one I’ve seen that has this.”
The decor was also personalized for the seller, who was relocated for work. “This was one of the more memorable properties because it showed extremely well, and felt very modern and contemporary,” Ms. Maglietta says.
