THE ACTION: Properties listed above $3-million tend to spend a month or two on the market due to the small pool of buyers shopping in that price range, says agent Marty Pospischil.

Yet, this renovated 4,954-square-foot house generated multiple offers in less than a month after nearly 140 buyers came through during a private showing or open house.

WHAT THEY GOT: Over the last two years, this 56-year-old residence was completely rebuilt with five bedrooms, four full bathrooms and several casual and formal entertaining rooms with upgraded features such as four gas fireplaces, skylights and hardwood floors, among other things.

THE AGENT’S TAKE: “This was complete rebuild of a 5,000 square-foot home on a giant quarter-acre view lot,” says Mr. Pospischil, who found that most buyers planned to redevelop the land with their own project. “We were able to find a couple of buyers who were wanting to live in the home and pay for the additional value accordingly.”
